Attic
Our attic inspection covers roof framing, trusses, and sheathing for proper installation and condition, as well as insulation depth and ventilation effectiveness. The attic often reveals what can't be seen from the exterior — and we document it all.
Plumbing
We evaluate visible domestic water supply lines, faucets, fixtures, valves, and waste/vent piping. This includes testing water pressure at exterior hose bibs and identifying the location of the main water shut-off — critical information for any homeowner.
Electrical
Our electrical examination includes the main service panel, capacity, and grounding sources. We test a representative number of outlets and switches to check for proper installation and GFCI protection — one of the most common safety deficiencies found during Hernando County home inspections.
HVAC
We perform a functional review of the heating and cooling systems — including temperature differentials, filter condition, and visible ductwork. In Florida's climate, a properly functioning HVAC system is essential and one of the most scrutinized systems on any inspection.
Interior Components
The interior portion of our inspection covers walls, ceilings, floors, windows, doors, and built-in appliances using normal operating controls. We look for signs of moisture, settlement, improper installation, and general condition throughout every accessible room.
